  • Being situated in Tan Nhut and Le Minh Xuan communes of Binh Chanh District, HCM City.
  • Bordering a new developing urban area .
  • Being 6km from National Highway 1A and linking with the South Saigon Parkway, the shortest route to Tan Thuan Port.
  • 18km from central HCM City, Tan Son Nhat Airport and Saigon Port.
  • Total area: 100 ha, including 66.23ha for premises. Investment phases: 55ha for the first phase and 45ha for the second phase.
2. BUSINESS TARGETS

Le Minh Xuan IP receives projects in the light industry, mechanical engineering, production of electronics, processing cereals and foods, production of handicrafts, even polluting fields in air, waste water, noise, etc.

3. INFRASTRUCTURE
a) Transport

Internal roads are 20rn wide. They are asphalted and have perfect lighting.

b) Communication

Telecom services are provided by the HCM City Post Office via the optical fiber cable system.

c) Utilities
  • Power supply: from the national power grid via the Phu Lam transformer station .
  • Water supply: from the municipal water supply system and the internal underground water system.
  • Waste water treatment: the industrial park has a waste water treatment station with a present capacity of 2,000 cubic meters per day and a drainage system .
  • Other services: customs, banking, etc.
  • Accommodations for employees and a health care station.

** Quality management system: Le Minh Xuan IP is the first industrial park of the country to build a quality management system of international standards. It has been awarded the ISO 9002:1994 certified by the Swiss certifying agency SGS.

4. LAND RENT (VAT EXCLUDED)

Land rent: US$50/sq. meter for 46 years

Method of payment:

  • Instant pay.
  • Pay in installments: investors pay 40% of the contract value after signing the lease officially. The remaining 60% is paid four times within four years at an interest rate of 10% per year for the U.S. dollar or 12% per year for the Vietnamese dong.

Waste water treatment fee: VND2,700/cu. meter (the volume of waste water treated is 90% of the water for production).

Water price: VND3,200/cu. meter.

In addition, the industrial park leases land with infrastructure for building premises, ready built premises, warehouses, yards, etc. Prices depend on the area and location.

5. BUSINESS RESULTS

Until June 2002, the industrial park received 121 investment projects

  • 87 locally - invested projects.
  • 26 foreign - invested projects.
  • 8 joint venture projects.
  • Total registered investment capital: US$47.5 million
  • Total area leased: 47.468ha
  • Main investment fields: garments, plastics, weaving and dyeing, food processing, mechanical production, etc.
  • Outstanding investors: Taiwan and South Korea.
