1. LOCATION

Situated in Hiep Thanh Ward, District 12, HCM City, Tan Thoi Hiep IZ is:

  • 15km from central HCM City
  • 12km from Saigon Port
  • 5-15km from Tan Son Nhat Airport and the Song Than Rail­way Station

Area: 215 hectares. First phase: 29.4 hectares.

2. INFRASTRUCTURE
a) Transport

Internal transport: The first phase of the system of asphalted roads with the width of 32 meters is completed.
External transport: Tan Thoi Hiep IZ is surrounded by Na­tional Highway 3 A in the south. Provincial Road 16 in the cast. Village Road 80 in the West, and Tran Quang Co Canal in the north. According to the Government's development planning, roadway and railway branches of the Trans-Asia highway will go along the industrial zone in the northwest and South­East directions.

b) Communication

Telecom services are supplied by Hoc Mon Post Office with 300-350 telephone lines available for the first phase.

c) Utilities

Power supply: electricity is from the national power grid.
Water supply: water is from the industrial zone's underground water supply station with a daily capacity of 16,000 cubic meters. Price: VND3,000/m3 (VAT included).
Drainage: waste water is released by a system of sewers.

3. LAND RENTS AND OTHER FEES
a) Land rents (VAT excluded)

Second method: periodical payment

  • Prepaying 40% of the contract's value and pay the remainder every six months, each time for five years at an interest rate of 0.85% per month.
  • Pay in cash or by bank transfer according to the State Bank of Vietnam's rate of foreign exchange at the time of payment.
b) Rent for ready built premises (VAT excluded)

The rent is VND20,000/m2/month. Those investors who lease and buy the premises will have the right to own the premises for 10 years. In this case, they have to pay VND22,500/ m2/month.

c) Other fees (VATexcluded)
  • Infrastructure maintenance fee: US$0.45/m2/year.
  • Public utility fee: US$0.038/ m2/year, paid within 10 years or US$0.015/m2/month for the entire leasing duration.
4. Investment support

Investors at Tan Thoi Hiep IZ can get from Asia Commercial Bank loans with a preferential interest rate to pay for land rents and purchase equipment. The debts must be paid to the bank within 10 years.

5. Business results

Tan Thoi Hiep IZ has attracted 30 investment projects, including 10 projects by foreigninvestors from Singapore, Taiwan, Malaysia, Australia, and South Korea. These projects are involved in ceramics, garments,aquatics, packaging, food processing, and refrigeration enginreering
